Depends on how far out you're from Nashville and the types of returns you're looking for but Columbia is a hot market right now if you want to stay closer to Nashville area. Otherwise I have clients buying down around Chattanooga / Cleveland area.

I am interested in building a rental portfolio in these areas mentioned (Chattanooga, Columbia, Clarksville), but I need help evaluating rental properties.

Hi fellow Investors! Just introducing myself I am new to using bigger pockets. I am a real estate agent in the Nashville area. I am working on investing in Nashville and Chattanooga. I am wanting to do some fix and flips around Nashville and create a rental portfolio between Nashville and Chattanooga. I would love to connect with other investors and wholesalers in these areas!
