I have gotten started with real estate investing in July, and I need help building a list of cash buyers for Alabama. What does anyone recommend for building a list of buyers for your state? I currently have a SFH under contract and need a cash buyer. The house is located in Selma, Alabama.

I will send you a message, the numbers look promising.

Great! I look forward to talking with you.

I am just starting in REI, and I am searching for a good hard money lender for a property in Southeast Alabama. The purchase price is $55k, and the After Repair-Value is $150k. The estimate of repairs is $20k. I need 50 percent of the ARV at $75k. If you have any recommendations and or suggestive tips for me, please share. This is my first REI deal. Thank you!

@Ava Tabb Hi! Yes that is extremely high. You can check out Residential Capital Partners based out if Dallas. I have used them on alot of deals in both Florida and Alabama over the last 3 yrs.

If you have remodel experience, then they should be able to provide you with 100% financing.

Thank you! I will, definitely, look into Residential Capital Partners. I do not have remodel experience, as this is my first RE investment deal. Again, thanks!

Hi. I’m wondering if you have an update on whether the mentorship has improved and whether you feel you’ve gotten value out of this. The price has now gone up to $19,500 so it is a hefty price tag. Before considering it, I certainly want to make sure that there is great value in it. Thank you for any insights

Linda, the price is actually $20k now, as of August 2022. I did not do the mentorship program. I am glad that I did not because there are numerous other resources available to help get you started.

I also just completed the 7-day masterclass; it provided great information. I knew very little about real estate investing prior to the Masterclass. I am strongly considering the mentorship program in August, although it is very expensive, because I still don't know how to get started finding hard and private money lenders and everything else involved in getting actively started in RE investing.
