Hello!

My tenant is renewing their lease and the rent is increasing. How does this effect Last month's rent  from previous lease? Does that return to tenant and the tenant pays a new last months rent congruent with the increased rent?

First time.

Thank you so much!

I have a three bedroom, single family home. I am currently renting one bedroom to a tenant. I am moving out of the house in June and intend to rent the other two bedrooms to two additional tenants, unrelated to the first tenant. Three separate leases.

I have one electric panel (single family home). What is the best way to handle electricity?

Keep it in my name and divide the electrical cost by three each month and have them pay me?

Put the electricity in one of the tenants' names and have them be responsible for collecting from other two tenants?

THANK YOU so much in advance! New tenant living situation for me!

I have three separate tenants, each renting room + common areas (2 of the tenants are friends) in a single family home. One tenant has an injured knee and is due to have surgery In July. I'd like to make tenants responsible for lawn/yard maintenance and provide a self propelled push mower. I have .23 acres.

Is this a potential liability with one of the tenants having an injured knee? Not sure how to go about the situation.
