Looking into attending Nashville's tax sale this month. Anyone have any experience in this market to share? Any advice?

Anyone have any insight or would like to share their experience with tax lien/deed sales and how they recouped there money? I'm trying to learn more about the process. Please be sure to note which state you are speaking of.

@Ron Bermeister Thank you so much for the information! I learned alot. I wasn't aware Kentucky did a lottery. Do you have any personal experience with tax sales?

I just live in Calloway County, Kentucky; near the lake. Where I live is good for rentals. The town is made up of retirees and college students.

I am looking into Tennessee, specifically Clarksville to flip in. I know the area well. Thank you for the info on Ky, I was unable to find delinquent tax info for my particular county of residence. I will definitely be looking into the link you posted. 

I have 'thought' about Illinois, however I have not looked into this market. Delinquent  tax sales are new to me and I am still educating myself daily.

@chelsea ziss Thanks for the advice, I'll be sure to let you know. Would you mind telling me about your auction experience? Do alot of people show up to the delinquent tax sales? Alot of people I've talked to about it, dont seem to have a clue of what I'm talking about. How often do the homeowners show up the day of auction to fix the delinquency? About how much do some of the homes go for, and what was the starting bid? I have a lot of questions lol The delinquent list in my area range from $7-$10000. Is this normal? For example there was a home in a good neighborhood with a delinquent tax of about $4800. I did quick Google search and it was last sold for $501,000 at a foreclosure auction....and estimated value at $650,000. Any advice on what to expect walking into a delinquent tax sale?

What do you think about delinquent tax sales? What sort of experiences have you had? 

I am a newbie looking at my options for getting started with investing. I have student loan debt that is making my credit not so stellar, so I'm weighing my options. I've been looking into delinquent tax sales in my area and the base rates range from $5 to 

$10,000. 

Is there any way to purchase them before they go to auction? 

Any advice on getting started or what to expect would be appreciated.
