Hey all! 

Looking to start off next year strong with a consistent social media calendar.

Could you guys throw me some ideas that you think would resonate? I essentially am going to do roughly a 70/30 split between still posts and videos respectively. 

Looking for this to not only grab attention and drive traffic, but really help my consumer and educate them as well

 What magic number are you looking for for your monthly cash flow?


 I don't have much of a "magic number" for my first deal. Especially because it is most likely going to be a house hack. Would shoot for $150-200 per door though after expenses. Essentially the goal is to jump start the equity game, and reduce or remove my living expense. Then when I have more buying power, and access to more funds down the road, thats when the magic numbers and true goals come into play.

I am just throwing this out there, and wanted to see if anyone on here was close to my area. I am in the Southern Tier of New York... Corning/Elmira/Horseheads/Watkins Glen area. 

Just wondering if there was anyone to connect with on here who may want to join me or throw out ideas. My plan is to get a hard time and date out by middle of December at the latest, and start in jan 2023. 

Any tips would be helpful. My thoughts are the 2nd Saturday of every month, at 9 am, at my local office or one of my Board's offices.

Love this read! And the quote at the end is actually a quote I use on my Real Estate Business social media too! Super cool. I just missed out on a deal actually because of my buying power. I did not know working commission makes it harder to get financed. Love the tips and the story though. Looking for my first deal now.

I am curious to see what you guys think. Asking price is $129k... It is a duplex that is fully rented out right now with one long term tenant, and one leaving in April 2022. My only hang up here is a little analysis paralysis, and knowing that I myself wouldn't want to live in the one unit that's coming available without a little updating. With that said, long term tenants seem great and expressed interest in staying if there are no changes and transfer of ownership. ... Do I buy and keep fully rented out? Or look for a different one to house hack? HELP
