Derek,

I can't comment on your particular state (GA) but if you haven't even signed a brokerage/representation agreement then you SHOULD be free to just walk away and find someone else.

You should interview your Realtor, ask questions, ask follow-up questions, and get to where you're comfortable with them.

That being said, your Realtor's email seems to indicate that there will be a good amount of work needed for the particular property you picked out which may legitimize some, but not all, of their request. However, if a conversation like that needs to be had, I should have been done in person, in a non-confrontational way, and with your best interest at heart. That's obviously no what happened.

I agree with everything in Elizabeth's post except that I wouldn't recommend using the listing agent. Maybe someone under the same Broker would work but you need someone on your side, who will be honest with you, and keep you from making a mistake; that should be your agent.

But, just my 2 cents as well.

Chris, Ray is absolutely correct. In addition to that, I would say that trying to see 15 properties in a single day is incredibly counterproductive. Once you get past about four properties, they all start to run together; it's hard to remember particulars about each one, your mind and body get tired doing all that driving around, and it's just difficult to do it from a logistic standpoint. I always tell clients to view no more than four properties in a day, then go home and think about them, weigh pros and cons, and then we'll go from there if they decide against them all. A great agent will be able to listen to your needs, wants, and desires and handpick the best from what's available, versus sending you everything that's out there unless that's what you asked for. My advice would be to look at four in your preferred area, get copies of the full client report from the MLS, and then go home and run numbers on those to see what you come up with. If none of them work, trash it and see four more, rinse and repeat until you find one that works and you're comfortable with.

Howdy, my name is Patrick and I'm from Austin, TX. I'm 28, married, 2 little girls, and own my own home/ranch about 30 min. SE of the city. I spent the last 11 years of my life as a Paramedic, the last 7 or so in and around the Austin area. Earlier this year my body decided that it was done with crappy hours on a truck and I decided to transition into the family craft of real estate; as an agent. While I have no family here in town, I grew up around RE in Las Vegas and SoCal. My investment goals include providing passive retirement income for my wife and I, which can then be passed on to our girls once the good Lord calls us home. I'm most interested in buy and hold with tenants but believe the best way to build initial capital will be to flip/rehab homes and reinvest the profits. I found BP by way of the podcasts first and the site second. My hope is to build a network of honest folks who also hold fairness and integrity close to their hearts; the basis for all my business transactions. And hopefully have fun along the way.
