Good morning BP Community,

I am running a cost segregation on my STR that I launched this year. I am seeking recommendations on someone that can help me with tax prep and filing for year 2022 that is incredibly knowledgeable on the STR side. I am actively participating in my business. I only have one STR and I am not a high income earner at my W2, so I am trying to accomplish this so that it makes financial sense just for my one unit.

Topics of assistance

-cost segregation, bonus depreciation, active participation and my logging hours, home office, offset W2, schedule C etc.

If you take a booking from a nurse for 3 months, it will be at a discounted rate and you will lose the STR market revenue for that time. Then it goes back live and maybe you get a 3 day stay, which precludes anyone who wants a 2 month stay.

You see the issue? Now if you are talking about doing it in the off season where you get little to no bookings, that is different.

Frankly I think you are best off doing one or the other, but not both at the same time.

Another factor might be that your listing on AirBNB and VRBO will eventually get little to no activity due to the MTR stuff. Why even look when it is never available and when it is who cares. Your listing will get pushed down the list to the bottom as you are just blocking the time and not actually booking anyone.


 These are really great points. Thank you for putting this into perspective. I was not thinking about it from that angle. But yes the objective is to get more long term stay in the off season to improve my occupancy. Thank you for your help!

Good morning,

I am based in Texas and looking to register a STR on additional OTA outside of airbnb and VRBO. I am looking to provide housing options for potentially the following.

-Corporate housing, traveling nurses, military, disaster situation government housing etc.

My question is. Where do I need to go and what platforms are successful at helping source these guests/tenants?

@Persa Z. After speaking with Proper Insurance, I was informed that the property does not have to be under an LLC and that the commercial insurance policy still applies. Hope this helps.

I used a 10 percent down conventional second home loan. This property is not under an LLC. Will I still be covered under a commercial policy even though the loan is in my name?

@Julia Ferris Were you able to get this figured out? Can anyone further clarify on this? I am in the same situation as you mentioned and trying to figure out if commercial liability will apply to these circumstances.

@Luke Carl Thank you. I have my current home and auto under two different providers. The current agent I have been talking with had mentioned a “rental dwelling policy” I cannot find much on this. Do I additionally need an umbrella policy to separate this from other assets and primary residence?

I just acquired my first STR and am working on getting the proper insurance in place. I used a secondary home loan so the property is in my name and not an LLC. I am wondering what kind of coverage I need and how to structure the insurance policy so that I'm appropriately covered. I own my primary residence as well. Any help would be appreciated! Thanks!
