Hey guys and gals, I am new to the site and pretty new to the real estate investing world.  We have actually created a team of 6 (big to start I know) here in Denver CO.  We are all young and very driven to succeed. Our goal is to create a turn key real estate investment company while expanding to other cities and states. I will dabble in my own investing on the side taking a more conservative approach with little risk but still have aspirations of reaching a net worth of 1million in 12 years. Look forward to talking with lots of your and hearing your stories and ideas.

You need to master your numbers; ARV, repair cost, desired profit, closing cost, asking price, cure amount.....etc. All these play not only a role but a big role in determining weather a property is a good deal or not. Master your formulas and equations and then you wont have to ask, knowing weather you have a deal or not will become second nature.

Hey BiggerPockets!!!!  I'm a newbie to the site but have been listening to the podcasts for and average of 5 hrs a day for a week straight now and couldn't be more impressed and thankful for the knowledge I have already gained.  Does anyone have any insight or know of any good books, tools, websites, software.....etc that can help to learn how to estimate repair cost for a flip faster and more efficiently.
