@David Daily Its primarily to cash out and find our next investment. The maintenance is just another reason to cash out now.

My partners and I bought two 4-plex properties in Tucson, AZ three years ago for $375k. They have been good cash flowing properties but the repairs have been more than we anticipated especially for our first investment. We want to take advantage of the current market as they have appreciated about $175,000. We want to 1031 them but two of the four investors have become independent contractors within the last two years making financing difficult for our up-leg properties. 

Any suggestions on how we can bypass these obstacle?

Hi BP,

Looking for a friend. I am in the initial stage of a 1031 exchange and want to leverage the BP Rental Property calculator. Does this change how you would look at the Cash on Cash return?

My group has 2 four-plex long term rentals in Tucson AZ and wanting to diversify. We are all California natives looking for good returns. Where out of state should we be looking/ consider? Any advice or suggestions would be much appreciated!

Hi BP!

I am joining a team that renovates and rents REO properties. I have tried gathering information on best strategies and practices but I am having issues. How much do the numbers change when it comes to renovating and renting a normal distressed property over an REO property? If it does change, what are the best practices, calculations/ number, and strategies to follow and ensure all debts are paid and the property properly cashflows?

Any and all advice is much appreciated!

@Jim Sestito Thank you for your reply! I am hoping to turn this into a long living side hustle down the road but there is still so much for me to learn. I am hoping to put in some time outside of my day to day job and side hustle to continue learning the in's and out's of the industry.

Hi BiggerPockets,

My name is Austin Nieves and I currently live in Newport Beach California. I am a young and enthusiastic entrepreneur looking to make an impact in the real estate world and currently looking for a part-time real estate related job.

It all started about a year ago when I stumbled upon BiggerPockets. While working my full time job at Houzz a home remodeling and design website, much of my day consisted of crunching numbers on excel. I used much of that time to teach myself about the real estate world. I started with the podcasts and moved over to a few of the BiggerPockets audio books. To say I was hooked is an understatement. I used my knowledge and enthusiasm to find some partners and an out of state team to assist in a search for our first investment property. After being under contract twice, analyzing many properties, and putting out a handful of offers, we landed two side-by-side fourplexes in Tucson Arizona. We purchased these two properties in November 2017.

As mentioned earlier I work full time in Orange County CA but have early hours. I get into work by 5:45am PST and get off by 2:15pm PST, giving me the rest of the day to do as I please. If this there are any opportunities available I would love to hear more and get in contact.
