Hello BP, I received a great looking opportunity to get started in real estate funding from a wholesaler, however I need financing and won't be able to go through traditional bank lending because this is a cash only deal. I can put a down payment and i can provide my odd report along with comps and more details about this project, just pm me for more info.

SFR 3 bed 1 bath, 1050 sqft, in Redford MI, 48239, currently rents at 800 but can be increased to at least 950.

Asking price 51,000 possibly less in negotiation, has equity, cash flows 150 a month with 12% ROI. ARV is 70000 on the low end.

Hey BP, I'm looking at a 4-plex right now and the agent wants to see a pre-approval letter or proof of funds can anyone help me get with a hard money lender so I can show proof of funds because I feel this deal would be a perfect opportunity for me to get started in real estate and I don't want to pass this up. Please and thank you, Austin

I don't have much capital for a down payment or that's one of the first strategies id try

Hello BP community, I'm trying to acquire my first rental and my girlfriend has people that she's close with that's trying to sell there house we messaged them to see if they we're interested in seller financing. we havnt gotten a reply yet but we have a good feeling they might be willing to do that however, they are close to my girlfriend and id still like to help them out so the question i have is that if they finance to us would they be eligible to do a 1031 exchange. I'd appreciate the feedback.

Hello BP, I work with someone who owns a commercial property (14 unit) in trenton mi, 48183, brownstown township area, and i believe he's renting it way below what he could, theres a lot of value add. dont get me wrong he keeps it nice with turn overs, reapainting, flooring, etc. however there's things like heating and cooling that can be updated, the exterior still has lead paint that is pealing off. what im curious about is that i might want to see if hes interested in selling, he's close to my dad and he owned this property for awhile and self manages it so he might be more motivated tp get rid of it. i guess the question im trying to ask is how do i male sure how much the property worth. i listen to all the podcasts and read a few articles, books, etc and i know that commercial property dont go off comps but how do i really understand how much i could pay for it. also any pointers or tips are very appreciated. im also open to partner with someone to get the hang of things. looking forward to all the feedback! :-)
