Post: Property on leased land

Thanks everyone for responding! I have more information after speaking with a realtor who has sold other houses in the area. The land is all lakefront and privately owned by a family. The leases are for 100 years. Unfortunately I couldn't get more specifics about the terms of the lease.

I'm torn because the property is in such a great location and has the potential for high cashflow but I don't want to lose the property if anything were to happen with the family in the future.

Going to talk it over with my wife and see if we think the risk is worth the potential reward

Hello,

I am new to the community and new to real estate investing in general. I have been practicing analyzing deals and came across one that I am thinking of following through with, but the home is on land that is leased from a third party. Without getting into the details of the deal itself, does anyone have any experience with buying homes on leased land? The home would need to be rehabbed, so my questions are:

Do I need permission from the land owner to rehab the house that is on the property?

Do I need permission from the land owner to list the house on Airbnb?

Are there any obvious questions I should ask prior to making the deal that could potentially affect me as the homeowner?

Thanks in advance!

@Austin Krum, if you want to connect with people from your area go on facebook and join the group "PA Investment Property Owners" its run by folks in your area. Look to connect with people like Kevin Moll and Jared Shoemaker. They run meetups right near you.

I'm a little further away in the Wilkes-Barre area but if you have questions feel free to hmu in my inbox.

Thanks for the tip Kevin! Just joined the Facebook group

Hello everyone!

My name is Austin and I just recently found the BiggerPockets community. My wife and I have been tossing around the idea of investing in real estate for a while now but were never really sure where to start. The information here has been so helpful and we are excited to start looking for our first deal. Our goal is start with some smaller rental properties but then scale as we learn and become more confident.

Looking forward to being involved in such a great community!
