Awesome to hear! I'm a contractor in Des Moines, and Ames area if you ever need any help with anything. Couple books that have really helped me is "ABCs Of Real Estate Investing" by Ken McElroy. And "How to Invest in Real Estate" by Josh Dorkin and Brandon Turner.  Rich dad Poor dad is the first book I'd recommend which I seen you already assigned that to her. Also just any of the BP podcast are great.

The seller had also brought up a question, I think I could answer but wanted to double confirm. Her question was Concerning closing costs with a contract, who pays Recording Fee, Escrow Fee, Transfer Tax Fee, possible Attorney Fee, pro-rated property tax, etc ...?  Any help would be much appreciated. Hey BP, I recently offered a purchase price to a homeowner. They seem really interested on going through the seller finance deal with me. One of her questions that I wasn't able to answer, and figured ask on BP first before doing my research. Her question was " Who will hold the deed"? I recently heard on podcast that me being the buyer i would have the deed. Just wanted to clarify. She was worried she would still be reliable for property taxes and insurance, etc. Hope that makes sense, and thanks BP!

I am self employed, And having trouble getting a loan from the bank. Do you suggest trying to get a DSCR type of loan? Anxious to get started and waiting another 2 years for income to show to lenders, just kind of kills me. Or get a full time job to pursue my goals sooner? Also would that DSCR loan effect me getting any loans from the banks in the future? Thanks.

How hard is getting loans and mortgages while being a independent contractor/realtor. Do you have W2s or file as self employed? And do you know if banks loan to you differently since its not "stable" income in there eyes or do they view it as stable income? I was just wondering as I will be trying to invest as well! And have already had an issue trying to get a HELOC being self employed currently. Thank you in advance.
