@Jonathan Yu Yang Lo Good afternoon man. I agree with @Pat L. Do work for them and don't expect ANYTHING IN RETURN. Add value to their life, regardless of whether you think you do or do not have the skills you'd like to bring to the table at the moment. Mentors value your efforts to give first, as this is the fundamental of creating high quality relationships with people. Go figure out what he needs help with and acclimate yourself to fit that need. I helped a real estate investor rehab his entire house for free. I would constantly push him to give me his schedule so that I could meet him at his property to do work. I would simply do the work without asking anything in return, and even refused to get compensated by him when he demanded it. Keep it up and don't get discouraged. You got to pay the price to play brother! Cheers and have a wonderful day!

Good evening ladies and gents! I am a wholesaler and I have 2 parcels for sale on a bundle. One of my guys suggested that I develop that land for a multi unit apartment building, and then sell the entitled project to a builder. There is one 4-unit across the street and two duplexes around the corner on the same lot. It seems like that block is needing multis. Downtown Milford is growing in terms of new businesses. The area where I have both parcels under contract is a rental area. I need your help please with where to gain traction on this project. Thanks for your awesome inputs as always!! 

@Bridget ScileppiHi Bridget. I painted, changed floors, and did a lot of the rehab work myself. He wanted to pay me cash but I was only interested in the education, and really helping this guy out. That totally shifted my future endeavors with him, and I still go to him for advice. IMO that's world class education you can easily earn! Also DELREIA is a really good place to start! 

Jordan, @Fred Engh is right with all the steps. I would add asking your buyers what their investment parameters are as well, and ensure your buyer are in line with what you are buying! Know your numbers, know your numbers, and know your numbers! Cant stress that enough! I believe it is the most important step, since good deals attract the dough!

Option 1!

Tyler, I agree with Joe with asking yourself those power questions, as they will help you dial in your approach to accomplishing your goal. Nothing worse than hesitating and wasting time and energy because you didn't take the time to plan right from the start. I was one of those guys... Also, like @Nick Flint was saying, looking for your target properties will get you into the analyzing deals habit.

Tim! good afternoon. Congrats on picking up your 5 unit deal. Direct mailing about 1000 letters a month works for me when picking up 1 or 2 deals is the goal. Also, if you decide to go this route, when you set your parameters on listsource.com, make sure you go with multi family. Also, Craigslist is full of those multis in Delaware.

Hey Michael. Good to hear from you bro. Mentorship, in my opinion, doesn’t just happen, you need to make it happen. One of my best experiences with finding a real estate investing mentor, who I now wholesale deals to, was working for him for free. Tell everybody what you do until you find someone who does what you want to do. Then tell him or her you’d like to work for them for free, and if they wouldn’t mind you shadowing them. You’ll be surprised what the universe can do.
