Hi BP Community!

My business partner Karen Marrello & I would like to invite you to the first Investors Quarterly meeting on March 22nd at the Lucky Lab Public House on Capital Hwy 6:30pm -9:30pm. We will be discussing a great program called the Fix & Flip program which allows builders and investors use a line of credit to build or buy investment properties. We will also have a property manager guest speaking, Matt Williams with Bison Properties. Matt will be discussing What are the risks associated with different types of properties, at what point do you "upgrade" to another property, what are the market conditions like now and much more! There will be food provided as well, a wide variety of pizza's. 

About the speakers:

Karen Marrello:

 Karen has been in lending for 17 years and there is nowhere else she would rather be. Karen loves taking great care of our clients and offering customer service that is rare. Her goal is to communicate frequently and clearly with our clients and business partners, to be available for any questions that arise in the process, and to close on time. Licensed since 2001 and offering 3rd party management for his clients over the years has given him a knowledge base and depth of understanding unique to the industry. @Tim Puffer My goals are to buy 1 property every year. I would like to cash flow a few hundred dollars a month or at least break even if the property is projected to rise in appreciation since i will be financing all of my properties.  I like real estate because I can drive past it and physically see what I own. Also the idea of someone else paying my mortgage while also cash flowing a few hundred dollars a month until my renters pay my loan off is awesome. 

I was wondering if investors diversify their RE portfolios with properties that cash flow, appreciate, tax write off, etc or if its more beneficial to focus on cash flow.

@Tim Puffer Thank you for you post! Yes, I am trying to figure out which route I should take for investing. I am looking to buy my second investment property soon. I currently own a SFD which cash flows but was wondering if I should diversify and look for appreciation, or tax write off in my next investment.

Hi everyone! 

I wanted to know what is important to you when buying investment properties. Is it Cash Flow, Appreciation, Neighborhood, Tax Deduction, Hedge Against Inflation? Also, do you prefer buying SF, Condo's, Multifamily or Commercial? Why? Do you use financing, hard money or pay cash for you deals?

If you have one year experience being self employed you can usually get financing depending on your credit and LTV.
