@Trevor Schuler Great question! I've been curious about the same question. I think the more savings the better, BUT if you find a great deal then you move on it. I'm not sure there is a magic number unfortunately. I'm no expert by any means, but the experience of closing the first property more than likely outweighs the money saved. Obviously, you would want to have enough for closing costs, rehab, possible vacancy costs, etc. but if you have a private lender then you have some flexibility for additional costs. There is value in experience! Just my thoughts. Hope all goes well with your investing!

@Teren Cooley - Do you have the mailing list already? If not, be careful because that might be an extra charge on top of design, print, and postage.

Thanks for the response. I guess my question is two part. I want to make sure I account for everything (or as much as I can). Are there any expenses towards a refi that many people miss or that is not typically discussed? There may be nothing.

Also, towards the fear side of the equation - are there any restrictions to refi'ing that I could be missing? 

Great point for focusing on the reno costs or appraisal. It seems this is what makes or breaks a good deal.

Hello All!

Let me start by saying that I have NOT bought any properties yet. I am shooting for a property in the next 90 days using the BRRRR method. I know I'll learn more through experience but I still want to gather as many bits of info as possible. My goal is to collect thoughts, advice and connections.

I'm sure there are many variables to this question: Are there any pitfalls that go undiscussed with refinancing? Let's imagine it is with a SFDU or a smaller MFDU using private lending. 

My research shows me it could take 120-160 days to refinance, lots of paperwork, need good credit score, etc.

Anyone want to speak to this? Is my research correct? Additional information?
