I'd recommend reaching out to your lawyer for advice, or the Montana Landlord Association, https://montanalandlords.com/. The non-profit is designed to keep laws in favor or landlords in MT, and I've had good conversations about tenant issues with representatives there.

Hey everyone, I invest in Minot, ND (grew up there) in SFH and small multi-family. I also invest in Whitefish and Columbia Falls, MT. Recently closed on a MHP in Redfield, SD that is turning out well so far. Looking at getting into some STRs in Minnesota sometime in the near future.
