It could be a duplex very easy just needs a bathroom and kitchen in the basement it’s very large it would be about 10k to do the project 

5-10k to make a nice duplex also I’m thinking 350 for the bottom floor and 700 for the top. If it was just the 5 BR I’d say I could get 800 easy 

We would be able to do the duplex for around 10k with a buying cost of 39k would put us around 50k overhead after things are done! The electric and water would have to be included with rent unless I wanted to invest another 5-10k on the new electric. We have left over material from our remdodel that we are almost finished with. Went in blind now seeing the light! Haha also the previous owner still has the house posted for sale and there is someone interested in buying for 48k so do I sell or go through with the duplex project?!? I appreciate the advice 

Just bought my first investment house. It has potential to be a duplex or a 5 bedroom. If it was a 2 unit it would have a 1 bedroom ground level with a laundry room, bedroom, bath K & L with the top 2 floors having 3 bedrooms 1.5 bath and a K & L. What do I do?!? Small town USA it’s close to a park and river access
