It is vacant and the current owners do not use it. There is another neighbor on another property that does use the land to access their property. So not sure if that makes a difference. Also I don't believe their utilities run through it.

Hello, I am looking at a property right now that is on a county road. But the road frontage is all marshland or in a flood zone. The dry land sits in the back and the only way to get to the dry land is through a 250 foot stretch of a neighboring property. 

From what I can tell, the neighboring property has a very screwed up title. The original owner died 60 years ago and is still listed as the owner. 

I would need an easement for driveway and utilities. But my concern is, will I be out of luck if its hard to determine the owner of the neighboring property? Or will I be able to push through with it without direct consent from the neighboring property since I really don't have a way to the dry area?

Hello, I've been a broker for a couple of years now but only use it to drive my flipping business. Im always looking for new opportunities. Lately ive been wanting to learn more about developing and building residential and multifamily properties. There are lots of resources online but everything is pretty segmented to the process. 

Im curious if anyone knows of a good guide or book that takes your from land purchase all the way through to the sale of a fully built building? Im really looking for something that does into detail about dealing with local government in the whole process. That seems like the biggest point that no one really talks about.

Because of that Im not really looking for properties that are a long drive away. Anything near Leesburg, Eustis, Grand Island, Umatilla, Tavares, Mount Dora would be Ideal. Thanks for the reply Jeffrey H. The financing is my biggest question. Ive read that it can only get financing if it is on a poured foundation and it has not been moved before. Would you have any insight into that? Or in this situation would people need to finance the mobile and the land separately?

Lately I have noticed in my area that there are some great deals on smaller parcels of raw land. There are also a lot of used mobile homes for next to nothing. 

What I have been pondering lately is if it is possible to buy the land and mobile home then resell together and turn a decent profit. I know there will be issues like running power, well drilling, and a septic as well as the cost of transporting the mobile. 

Has anyone done something similar to this? What would be some hang ups? Would potential buyers be able to even get financing? Any ideas or comments would be appreciated.

Hello, I am in central Florida. I've been patiently waiting for something to come along on the mls for months. I am also a broker. It does not seem like the mls is even worth it. Nothing Im finding leaves room for rehab and the ability to make a profit. Am I going about this wrong? Im trying to stay conservative as I am new to this i.e. single family 3 bed 2 bath and block preferably. My big question is, for a flipper, is the mls even worth it. I know there are other routes to take but I figured after waiting long enough I would have had some luck with it.
