I have also considered online billpay options as the ease of use is attractive.  But, of all the services I checked out, none had the flexibility in late fees I need.  For me, rent is due on the 1st of the month.  I provide X number of days for grace period.  Then on day X+1 its a $30 charge plus $10 for each additional day after that.

Thank you. The ease of use is what turned me onto the idea. Glad I posted here as it helped me realize it's not the end of the world as long as I get it on time every time. The late fee structure within Innago looks pretty solid from the little experience I have checking it out.

You of course see the value in using a platform like Innago, but as others have said, at some point, rent is rent. If he's a good tenant otherwise, you can absolutely continue to accept rent offline and simply mark those invoices as paid in Innago.

Thank you. On time is key. He likes to pay twice a month, with random months being paid in full. It's inconsistent at best. If he won't use the software I can at minimum get him consistent.

Let it go and change it with the next tenant. In the future, don't rent to people that are paranoid about online services because that's always going to make your life more difficult.

Good morning all, 

Bought a house last year, moved in two friends to house hack. Was new to this mindset. One paying via bank transfer (we have the same bank and I trust him), the other paying via Venmo. They are both on month to month rental agreements. Now that I am trying to treat this more more like a business I've decided to switch over to Innago for payment processing. 

I notified them both two weeks ago that this change is happening. One of the tenants completely ignored me and has yet to talk to me. Context: long time friend, he is the sightly paranoid type (doesn't like online banking, loves routine and hates change). I have messaged him multiple times over the last two weeks and he continues to ignore me and hide out in the basement (his rented portion.) 

I'd like some input on how to deal with this. Ultimately I think I might have to put my foot down and say look if I need to end your rental agreement I will. Agree to the change or move out. I would hate to have to do this as it would likely ruin our friendship, I'm having a hard time finding other options. Please advise. Thank you for your time, have a beautiful day.
