I am looking for agents, investors, or brokerages using Salesforce as their CRM.

I think this was directed at me? My partner is active duty and is currently stationed in Germany. We could no do a VA because both of us are in the mortgage and I am not military. We also could not do FHA because both of our names will be on the mortgage but only 1 will be occupying the house. That left us with 5% conventional.

@michael guay Both of our names are on the mortgage. This also helped lower our PMI! Both of us had great credit, 800+, and our PMI ended up being $77.50. Pretty low, considering 5% down and a mortgage of roughly $350,000.

We have established what the short-term plan for the property is and we are both in agreement with that and we have a plan to partner up on 2 more houses after this one. We have a good operating agreement in place that makes sense for both of us as well. I am fortunate to have a strong element of trust with my partner. While there are certainly drawbacks to not doing this solo there are also benefits. We can rapidly acquire properites and continue to work towards larger deals together. I personally enjoy working with people/partners so there are less drawbacks for me.

I'm currently under contract on a house that I am purchasing with a friend. I was going to take me longer than I wanted to have all the cash I needed to purchase alone. In my mind the ability to eliminate my housing costs was worth it. My partner is in the military so he won't be living in the house and we still get 4 bedrooms to rent out. 

In my mind, if the plan makes sense and proper protection is offered for everyone go for it. Everyone's first step is a little different.

@John Warren @Matt M. Thanks for the tips guys! What do/did you do to provide valuable to your sphere of influence? What topics do you focus on for your blog. With my time starting an e -commerce website I have learned it has to be worth reading if you are going to publish it. Do you host that on your personal website? 

I know that I still need to determine which niche I want to focus on helping. I am working to determine who my ideal customer would be.

I recently passed my Colorado Brokers exam and am now considering making a career switch into real estate. I currently have a job and am not planning on quitting to pursue real estate full time, just yet. I want to focus on expanding my network and putting marketing pieces together so that when the time is right some of the bricks are already laid out for me. 

I have attended a few local meet ups here in Denver and plan on continuing to frequent those but am curious to any other recommendations that anyone has as methodology to build a network. I am going to be diving deep into the marketing side of the business as well, besides BP is there any other good sites that produce high quality content for real estate agents? I have been working at a small business for the last 4 years and am a proponent of having a well established plan that can be followed and executed it because I have seen its benefits. Is there any recommendations on format for creating such a plan that relates closely to real estate or does a 1-2 page business plan still work well in this industry.

I forgot I listened to that about a month back on audiobook. Some great insight in that as well. The one thing that is consistent between SFT and CRE is the hustle. He provided a lot of great examples of doing something today so that tomorrow is better.

@Brian Schmelzlen  I have been trying to pick up as much knowledge as I can regarding the subject as well. The only book I have read so far is "The Real Estate Game" by William Poorvu. It was great read and I definitely recommend it.
