Networth realty is one of the bigger off market providers.  Occasionally they have good deals, but they have a big buyers list so the deals are slim with the exception if you can get contacted on a deals that falls out late.  Somehow I have fallen off their mailing list.  I suspect it is due to agent turnover there as they seem to always be losing agents.  There are dozens of other wholesalers, too many to list.

You are better off sourcing your own off market deals by networking.

 Would agree with this. Most wholesalers, are passing on deals that they can't flip the property themselves as their cost is less that 30% arv. So they markup to near retail rates and try to offload them under the guise of it being "wholesale" pricing.

Keep the condo, thanks to prop 13, you have locked in a low property tax.  Save up for another down payment for the next property.

This one happened to have a bunch of single family homes built in the 50's built on land that was mixed use zone.  In return for the city allowing this much development, 50% of the units must be deed restricted for low income rent for 10/15 years.

A real MF has all your tenants under one roof and gives you economies of scale. I think it would appraise lower and take longer to sell. But if the numbers work-why not! 


 All good points.  ADUs come in many shapes and sizes.  Our city, has passed a law that if you live in a transit area, you can build unlimited ADUs in Single family zoning, adhering to height limits, and floor to air (FAR). Here is an example of 32 ADUs under 1 roof.  Notice the single family homes next door.  This used to be a single family home with 7k sq ft lot.

Would a Single Family Home and building 4 ADUs on it  be considered an inferior approach to purchasing a multi family zoned 4-plex?  There are very few multi family properties for sale in our area.  Wanted to see if anyone else has purchased a single family home and added multiple units to it, and how it would compare when selling this type of property from an appraisal standpoint.  

Thanks, Joshua, I think that is a great point. My understanding is with 4 or fewer units, comps are used, wheras with 5+, cap rates are the measure. With that said, if you are able to build 4+ units in a SFH zoned property due to these new permitting rules, what is the correct method to be used by appraisers for valuation comps/caps?

Most importantly, the question is will investors, start building ADUs on SFHs or stick to buying traditional multi-family zoned investments?

With San Diego's recent increase of Transit priority area, from 1/2 mile to 1 mile of a transit stop, most of city is now within a transit area. If you have a SFH with a large lot, and are okay with building low income housing, you can build quite a few ADUs, depending on the F.A.R, lot size, exact RS1-X zoning, etc.

How would you compare a SFH home with, for example, 9 ADUs ( 4 low income, 5 market priced) vs an 8 plex? If you can build at $250/ft, you could build 9 600sq ft units for 1.35M+ SFH cost. Finding an 8 plex for under 2.5M+ is hard in san diego. You would have a SFH zoning with a commercial loan likely.


What are the pros and cons of this approach vs buying a RM zoned multifamily and building ADUs?

All,

Looking to replace cabinets in a rental unit, need something durable, long lasting, modern.  Choices are:

- H Cabinet - $2k for 10 cabinets, white shaker

- Rainbow - $2800 10 cabinets, white shaker

-Cabinets 2go - $5k 10 cabinets, white shaker

Any recommendations on quality and lastability...go with white or another color.
