Hey all! Just a reminder that tomorrow is the 3rd Tuesday meet-up at Los Girasoles in Stow, OH

My husband and I will be hosting this months meeting.

@Jill F. will hopefully be away sailing!

Come enjoy this informal meeting to chat with other local investors. We always love to see both familiar and new faces each month.

Ask for the Bigger Pockets table and feel free to message me with any questions.

@Jason Piazza I work for an Allstate office that's been in business for over 30 years. We work with many landlords in the area. While everyone's insurance rate is unique to them, 1500 does sound pretty high. I would be more than happy to take a look at what you have and make sure you are covered properly. We actually took a huge rate decrease at the end of 2019 and have been helping people save an average of $600/year

Hi Nick,

My husband Austin and I are newer Akron investors as well. We are currently rehabbing our first solo deal.

It would be cool to connect sometime!

@Paige Laliberte

I agree with @Jill F her thoughts are spot on especially about student housing

@Paige Laliberte what do you mean when you say between Middlebury and South Akron but closer to the university? Providing a nearby cross street would be helpful. If you're looking at Arlington or Case I would stay away unless you can very actively manage it.

Akron can vary greatly street by street but in general for people who live away finding a deal in Ellet would be good, Goodyear heights and some of Firestone park should be OK too mostly.

I would stay far away from Laird St and any of the roads that connect to it. Also stay away from lover's lane, Cole ave, Copley Rd.

Which part of 44303? Akron varies greatly street by street. The southern part of 44303 can be pretty rough but the northern part is generally nice.

Some areas of the floor are sagging. Looks to be mainly water damage.

Bill and Thomas - the price will definitely need to reflect the amount of work

We are looking at our first investment property. It is a modular home that appears to have serious foundation issues. Does anyone have experience with this or have recommendations for contractors in the Akron/Canton area they would like to refer.
