@Alyssa Raines- welcome on taking such a big step! I absolutely love the Georgia market but I focus a little southeast of August in the Golden Isles (Brunswick, St. Simons and Jekyll Island). I personally love this market because it's a vacation destination, has a large Federal Law Enforcement Training Center that brings in lots of renters and also is growing fast due to the number of people relocating here from the NE and West coast. Our healthcare system is exploding due to the number of retirees which has caused our midterm rentals to boom. If you decide you want to consider a market other than August, I'd love to help. I personally invest in mid-term rentals and long-term rentals here, but I work with some investors that like the vacation rentals as well.

We put ceiling fan/lighting combos in all of our homes BUT we are in the Southeast and it's hot and humid! We couldn't get away without them!

We've also never had issues with them, at least not for the first 5/6 years. Let us know what you decide to do!

@George Hunter - I'm an investor in the Golden Isles (St. Simons, Brunswick and Jekyll) and I ran across your post. I had the hardest time with property managers so two years ago I pulled all my vacation and long-term rentals back in-house and created my own property management company. We now have 48 client properties under management with over half of those being vacation rentals. 

How are things going with Vacassa? If you'd ever like to brainstorm on increasing your revenue, I'm more than happy to connect!

I'm personally still active in the area and a big fan of this market. I have 36 units (both long and short term) and manage another 12 short term rentals for clients of mine. 

I'm also doing some flips at the moment.

I have several properties in GA and the property manager said he cannot legally place a judgment against a tenant. The tenant moved into a new home she purchased and caused approximately $5,000 in damages to the home and her deposit only covered $1,000 of the damages. She was not evicted.

The property manager recommended a judgment but said I would have to fly to GA from out-of-state in order to handle it.

Is this right? I'm getting mixed answers from my other sources.

@Greg Scott - are these still actively occurring? REI from Georgia that just relocated to the area. I'm looking to get involved in the investment community here.
