@Michaela Graham it's not my goal to use the vacant land without a house built unless a great deal presented itself. That's why I am wondering because some lots I can pay outright for now but have eyes on some other plots.

I need some help from the more experienced investors on here and pointers.

I am currently looking for investment property, more specifically right now undeveloped land. My main areas hae been the Bahamas and the Virgin Islands.My goal is to pay cash outright and own the lot free and clear minus the taxes and such for the lot and use the lots as collateral to purchase a home to renovate and use as rental income. The lots I have looked at range from 10,000 sq ft to 20,000 sq ft. I have been doing development analysis on how well the development of the areas are going and the prices for homes once the land is developed. Homes close to the water in the bahamas start off around 500,000 and up. Depending on the size of the house of course.

My question is:

Is this a good approach to starting out?

Bella Vista was steadily growing as one of the premier retirement places in Arkansas. Depending on its location in relation to the nice gold course there or in one of the nice subdivision that's being developed will have a huge impact on the value. Especially with the new interstates going in as well.

These posts have been interesting to read because I have been using Auction.com to reserach houses in areas around the United States to look at foreclosed properties and such. I have found a few but have been leary on the legitamcy of the site. I am glad to see others using the site as well and posting their progress with the site.

My issue is the ability to do the Due Diligence from half way around the world. Its hard to get the place researched while I am gone but never the less I am trying to stay up on the listings for when I get home that I can got a head start on whats available.

@JimmyMoncrief sounds like you got the southern part of the state covered!!!! Nice to see others in the State have the same kind of interest!

@DanielWarren I have looked at some land down there around crossett but held back cause wasnt sure on price of timber to help cover costs of the land. was trying to locate some hunting land for a friend that lives in Little Rock.

@Matt Looney,I appreciate the offer and will take you up on it at some point in teh near future. Land is going good from what I hear in your area with the push for Natural gas wells.

My name is Dustin,

I am almost 30 with a wife and 2 kids, that are my entire world. I have been interested in real estate for years but never pulled the trigger on investing or renovating until this year. I work out of the country a vast majority of the time so it makes it hard to do the footwork so I am mostly looking online. My home I live in was actually supposed to be a flip but 4 years later I am still living in it.

My main goal for the next year is to atleast buy 2 vacant lots and 1 house to renovate. I have some in mind currently and trying to get everything lined out and if all goes well, I will have the 2 lots by June. The house will come and can at any point during the year.

I am open to advice from those with the experience that are willing to offer and easy to get along as well.
