@Carrie Wilson I'm wondering this as well. I've got 9 units with 2 tenants unable to pay rent (32% of rental income). But, it may well get worse next month and beyond. I can't find an answer to what to do about this anywhere.

That’s how I’m seeing it also. I guess my next step is to go talk to them and get a feel for whether there’s any chance for approval. Thank you. 

I'm in discussions with a seller to buy a duplex in Concord NH that has great space on the second and third floor of an attached double-bay over-sized garage to add two 1BR units. I'm looking for guidance to the steps to take BEFORE I buy to ensure that I would be able to do those additions. I don't want to get into a situation where I've bought the property and the city won't allow me to add the units. It's zoned RN. I own a 4-unit next door in IS zone. Any guidance is much appreciated.

I wouldn't recommend having each GC who bids give you their own SOW. How can you compare apples to apples that way? If you know what you need done, prepare the SOW yourself, invite them for a visual walk-through, then have each GC bid based on that. Some may have additional ideas for you and that's fine, but you should give them the baseline.

in March, I bought a property with a fire pit. It's far enough from the property and well-built. The current tenants are responsible, but that, of course, may not always be the case. There are four units across two buildings with the pit between them. The city has regulations about 'camp fire' permits and requirements on what can/cannot be burned and fines for those who violate the regulations. I'm looking to protect myself, whether that be an addendum to the leases, or rental insurance. I plan to contact my insurance company as well. These are long-time tenants (11 yrs) who pay $1,800/mo rent (plus utilities) and I'd like to keep them in place at least for the next year. I know the knee-jerk reaction would be get rid of it. I'm looking for all ideas to think this through. All ideas/thoughts welcome!

Does anyone have a ballpark cost estimate to move an electrical panel that is in the basement of one unit to an adjoining unit. The units have separate panels already; they just are both accessible only to one unit.

I'm interested in hearing from those who have changed to separate metering on a multi-family property. How is that done? Did you find it worth it? Any caveats?

When a tenant gives me a verbal notice instead of written, I follow up immediately with a written notice reiterating what s/he has told me. That way, we've got it on record and I can move on with lining up the next tenant.

Long story short, a potential tenant is telling me I'm required by law to accept section 8. I didn't think that was the case and I can't find it anywhere in NH law. Thoughts?
