Hey Justin! I agree with Glenn, you need to get uncomfortable. If everyone waited until they were completely comfortable to take action our society would never get anywhere! I heard a saying the other day "start scared" and it totally applies to this situation.

Anyway, I saw your post and want to clarify what I said in a previous thread to you about a Realtor's pay. A realtor WILL get paid for representing you when buying a property - it's just that the seller will be the one paying their commission. So, if you're buying, the agent's services should be free to you, but paid by the seller. If you're selling, you would be paying the commission to the listing agent and the agent that procures a buyer for your property (this amount may vary by state, but is usually 4-7% of the sale price of the home, ~3% to listing broker and ~3% to buyer's broker.) I hope this helps clarify and reassures you that you should feel comfortable contacting a buyer's agent to help you locate a good property. As long as you buy at some point, they will get paid for their services (by the seller.)

Thanks Karen M. I'm looking for something to reconfigure interior layouts/floorplans and also some interior design: flooring, wall color, doors & trim, and kitchen/bathroom cabinet and appliances/fixtures at least. Furniture type/placement would be a nice-to-have but not completely necessary. I'd be willing to spend in the low hundreds of dollars on this, but probably not in the thousands. Does that help?

I've used a couple of the free ones online, i.e. Homestyler, but they seem a little clunky and time-consuming. Maybe I just haven't given myself enough time to get familiar/efficient with them?

Does anyone have any good recommendations for design software or websites for rehabs? Ideally, I'm looking for a web-app that allows for collaboration with clients, but am open to hearing your suggestions.

@Brandon Turner, thanks for the welcome! I'm from WI, so I'd definitely consider MN a Midwestern State. I also follow you on realestateinyourtwenties...I'm following a very similar strategy to what you recommend in 7 years to 7 figure wealth. Basically, we'd like to accelerate to year 3 this year. Thanks for that :)

@Jason Grote - thanks for saying hi! I don't necessarily want to limit myself to a specific area of Austin (or even Austin.) If the cash flow is right, I'm willing to go there. I live in S. Austin and have been eyeing some SFH's as far away as Round Rock and some multi-family in Georgetown. Our duplex is actually in Galveston. I'm going to try to attend the Austin meetup, so maybe we can talk strategy there? I see you're planning on attending?

@Marc Bodinger, multifamily market is pretty competitive right now, especially the more central you're looking. It looks like there's some good cash flowing duplexes in 78758, but they don't last long. I'd expect the demand for that zip code to increase as Austin continues to grow. And inventory on 3-4-plexes are low. There's some good ratios on selling price/sq ft to lease price/sq ft in 78744. I would LOVE to be near the campuses, but there is a high entry-to-market associated here in Austin. Hopefully, someday, but they're a little out of reach for us at this point (assuming 20% down.) We may be able to afford something near UT, but that would be it, and I'd rather have more inventory than one property. That said, I occasionally look at RE near Texas State, and the duplex we own is actually a few blocks from UTMB in Galveston.
