It depends. Do you have any buyers for looking for inner city homes in the 500s range? I have 3 homes which are about to be completed at 1912 summer, 77007

Good questions Justin.

You have several options: You can purchase it for $328,000 which right at $39 sqft for the land. If you can get a lot for anywhere between $30-$40 sqft in that area youre doing good. you can build a a 4000 sqft home on it for about $100-$130

Another option is to purchase and rent it out. There are some calculators on this site you can use to run the numbers for yourself and see if you can positive cash flow.

Check out a listing I have at 6605 Schiller 77055. You can rent it out and make some income or buy and hold. Or even do new construction if you like. I have a video of the property on Zillow. Check it out.

There are no good "times" to enter the market. You have to have your investment criteria down, and monitor the area(s) you know about.  When something good comes around, you'll know. In fact you will know so well you will be able to pull trigger on the deal quick before someone else does. THOSE are the best deals.

I would have tenants on backup. You gotta figure out a way to do that. Anyways, everything else looks good. positive cash flow .

Hello,

Just throwing it out there, if anyone is looking for help on a new construction home building process, then let me know. What questions do you have? Design, planning, permitting, contractors, etc...
