More so for advertising, for example on a apartment listing putting “ contact Blue Properties” instead of saying “contact athina”. Any legal contracts name and signature would be my own.

Now that we are expanding our rental property portfolio I was curious if there is any legality to creating a business name (ex. Blue Properties) to use for new tenant papers, listing apartments, etc. even though we are not under an LLC. I think putting more of a business name then our personal information makes it seem a little more professional and not so "mom and pop". Thank you in advance!

Does anyone have any advice from experience on reaching a high CAP rate on their rental property?

From my understanding one FHA at a time if you occupy it. BUT after you reach 20% you can refinance into a conventional loan and can free up that FHA loan to use it on another multi unit up to 4 units (if you can occupy that one then) which seems to be the best way to buy multipule buildings with low capital!

Hey Alan! I am currently “house hacking” my building in a 3 unit multi family and located in the middle floor (everyone would probaly think not ideal). I would say it varies which unit you would occupy by square footage, number of bedrooms/bathrooms and the finishings in each unit. You really can’t  predict what the tenant would want. Some like the convience of the first floor but others like the feel of safety on the second floor. Pick the one you can be comfortable in! : )

Thanks!! Valid point. Yes the percent rule deals or cash flow deals.. it seems like they aren’t really out there right now. I’m not sure to wait till somthing adjusts with the market or to jump on somthing decent now.

Hi everyone! I am newer to the website and am loving all the information. I’m located in the suburbs just west of Chicago. I was wondering if anyone has been finding any good deals on multi family buildings in the Chicagoland area lately? It seems like everything is flying off the market at a high price!!
