Thanks for the responses. I should have pointed out that I don't plan on using the agent for anything more than this. So is it still ok to ask to do that? Maybe if I'm nice and say hey here's fifty bucks can you help me out?

Is it possible for me to ask an investor RE agent to find comps for me in order to find out whether or not properties I look at are really deals or not and what amount I should be offering for them/how they should be valued?

I don't know if people here would know whether buyers would prefer email or a phone call since they're people just like you and I. I don't think because they're buyers that puts them in some kind of category for communication preference. However, that being said, I think it's probably wise to do both. If they're larger wholesalers then they're probably busy people. A phone call might get missed or they may not have time to list all their criteria on the phone. Email is convenient because they can answer it at whatever time suits them. So you may just want to call them to introduce yourself and ask if it's ok for you to send an email about what you can do for them in their hunt for deals and ask them to reply with whatever criteria they have. Just my 2 cents.

I'm trying to find public records of those who have bought multiple properties in the last year or so in order to build my buyers list. I just registered today to be able to search on DC's Recorder of Deeds' records. What do I need to be looking for as far as instrument type, grantor, grantee, book type, etc?

What differences exist in the wholesale process when it comes to large (5+) multi-unit residential properties as opposed to SFH?

When you say equity, do you mean to make sure that the seller does not owe more than what you're offering as a purchase price?

Thanks for the responses. This leads me to a few other questions. Wholesaling sounds like birddogging with the added step of actually putting the house under contract, right? And you said that most investors have fulltime jobs so this precludes them of finding the deals themselves. So is wholesaling something that another person with a fulltime job, like myself, could expect to successfully do? Also, what's the typical profit from wholesaling?

As I barely understand the concept right now, is it just buying a cheap house that needs work and then selling to an investor for him to make money off of by selling to a typical occupying family or resident for a profit? Thanks.
