Can you share more about what is a realistic budget for a rental (with a fix) and also a budget for flips?

I'm looking to invest 100K in real estate in Cincinnati and wanted to ask a few questions:​

1. Is the market good for flips?

2. Is the market good for rental?

3. What class neighborhood (a,b,c,d) house can I purchase with that budget?

4. Is price to rent ratio good?

My goal with my 100K is either:

1. Buy below ARV, then flip and fix and sell for more. Let's say buy at 50-70, fix at 20-30, and sell at 100-120K

2. Buy below ARV, then fix, then rent out, then refinance. Let's say buy at 60-80, fix at 10-20, have the ARV at 100-120K, rent out at around $1000?

Are those strategic realistic in the Cincinnati area?

Anyone also knows if that market is good/ strong in general?

Does anyone knows what are the best legal ways to reduce your taxes when:

1. you are giving hard money loan and getting interest on your money

2. you are partnering with an LLC and giving money for a flip and the flip makes money

Hi everyone,

I'm thinking of buying an empty lot in Philly and hold it for 5-10 years and resell as an empty lot.
Taxes are around $50-$100 a year on an empty lot.
I'm going to make sure that the zone permits residential house in the lot.
Anyone has any experience with this? Pros and cons and what to look out for?
