This was a wonderful event, the venue really complimented the relaxed and friendly atmosphere.  I learned some things that will I will be able to immediately implement in my strategies for this year and it was an evening well spent.  Thanks again.

BLUF: I am selling three condos in Honolulu, two rentals and one primary residence.  I will list the three properties and hopefully sell in July of this year as I am relocating to Baltimore, Maryland.  I think a 1031 would be the best for the funds generated from the sale of two and have been looking into DSTs.

If I assume, based on my seller's estimates a profit of approximately $250-280k for the sale of the two properties with a combined sale price of $760-800k. 

As I educate myself on DSTs I would appreciate the BP community's insights into successful due diligence practices when vetting DST opportunities.

Please forgive the broadness of the question but at this junction I'd rather cast a wide net.  Thanks in advance.

@Sheldon Tausch hey bud, a coworker of mine and his wife bought a place in San Antonio while living in Hawaii, learned some good lessons. They live in Kapolei and would probably be open to connecting, if you consider investing out here let me know as well.

@Madeline Nguyen great idea on purchasing in advance, hindsight being 20/20 I wish I had done that prior to moving to the island 7 years ago.

If there are any questions you have about being a part-time investor on island or a landlord on island please let me know, it's always better to learn from the experiences of others haha.

BP would be a great place to find a realtor for the Oahu market since BP is investor-centric but, as a heads up, there are a lot of "hobby real estate agents" in Hawaii and on Oahu especially. Also I would be very hesitant of Lease-Hold properties, if the price looks like a steal it may be a LH, just something to lookout for!

@Cody Buckingham my first investment market was Honolulu on the island of Oahu so it is doable and the is real potential for growth. As some of the other commentators have mentioned you have to know your market and while all of Hawaii has a high cost for entry there are still opportunities to be found.

I found a very specific market (C-, 2/1 condos, near major hospitals, pet friendly, low HOA) that I studied intensely and because of that specific focus knew a good deal when I saw it and could quickly get the ball rolling while others were still analyzing.

Kauai is such a unique community that you will be faced with nuanced challenges but that also means you may find opportunities where others miss them if you know the market.

Kauai is the most beautiful island in the state and has a great sense of community, if you want to move there do it and make real estate work for you, don't go about it the other way or you may be left with more properties but also more regret.
