I have a requirements and qualifications document that I share with all applicants. I don't really care about credit scores but I do care that there are no prior evictions and that there is a history of on-time housing payments. I run a credit check through SmartMove and have the applicants pay the $35 fee directly to the vendor. All tenants receive a bound handbook, "day 1" gift basket (with plastic ware, paper plates, etc.) and $15 pizza gift card upon move in. We check the property with monthly drive-by's and quarterly on-site maintenance visits. We also send a "well-being check" text after any inclement weather. After 6 months of tenancy, we mail a "report card" that shows their favorable payment history...and hopefully encourages continued good pay. Basically, we treat them the way we would want to be treated...but screen heavily in the beginning to minimize the likelihood of having a bad tenant. Nothing is absolute, but setting clear expectations and being firm when enforcing rules takes care of a lot of issues before they become long-term problems.
