I am still working a full time job so that i can manage my bills & health insurance for family.  I would like to be full time in few years. My new goal is to do 2 to 3 house a year mostly BRRRR strategy.
Again, I am not competing with anyone except myself. So I take my time which it comes to choosing my properties and how much to remodel to get it rented.

Here is my advice:

1. Keep the current job and keep that income coming.  Trust me its not easy to be in real estate investment without a constant income coming every month to cover you basic needs.

2. Getting the license will def. help in the long run.  I do not have mine yet, but i have an amazing agent that i work with who gets me the details.  Getting the license will have its own benefits, you can see as many houses as you can without waiting for agents and the more houses you look the easier it becomes. Keep your current job, and you have to overtime as an agent during weekends and evening time to show houses to other or yourself.

3. The first deal will always be the hardest, so use logic and make sure to run your numbers.  You will never going to hit home run on the first deal. Just look for a base hit and get experience.

Hey BP Members, I am currently in the process of renting on of my properties. I am looking for companies that does background checks for tenants.  What is the best way to do this?

Most tenants do want to spend $30 to $50 for their background check due to various reason. It could be their credit history or background.  I had one person who didn't want to spend money because they are afraid i wont pick them as the choice.

Any suggestion or recommendation would be helpful.

Hello Everyone, I am New member here and I am currently remodeling a 2 Bed, 2 Bath house.  I am planning to rent this house, and want to get any ideas/suggestion from experts here.

Kitchens - We re-did our entire Kitchen (new Cabinets, Flooring, Plumbing, etc. ) 

I want to know, Is it worth spending the money for Granite Counter Tops vs. Standard Home Depot off the shelf wood
