Thanks for the response @Andrew Michael! I understand that wholesaling is a massive marketing undertaking. But I was thinking of just doing one or maybe two wholesale deals just to get my hands dirty and decide if the whole thing is really for me. Like, instead of prepping this huge pipeline by investing a few grand, could I just try wholesaling 1 or 2 deals first? Do you have any advice on how I could go about doing that? Would you recommend that approach at all? 

I'd also be interested in trying out DC and parts of Maryland as well. I'm a MD native but currently living in Arlington, VA.

Hey everyone! This thread is exactly the information I've been looking for since I'm also hoping to invest in the Baltimore area. I'm looking at putting in an offer on a fully renovated property in Patterson Park. I was hoping to get more information on the neighborhood, if there were any concerns or gotchas that I should be aware of before taking the plunge. This will be my first purchase ever so I'm pretty nervous! Any general advice about the area would be great. For example, it's a 3bd/3br place, how much rent do you think is reasonable? I'm expecting 1800/month minimum, but really hoping for something closer to 2000/month. 

Any thoughts?

I see this thread is fairly old but hopefully someone could help me out. I got into contact with a lender from Stearns Lending through Zillow, I'm going to reach out in a few days. I was wondering if you had any more insights on Stearns' underwriting process and what they usually look for in a project? This will be my first real attempt at buying property so I don't want to walk into this conversation blind!
