Post: Wholesale Mentor in ATL?

I’m currently working on my first wholesale deal. I’m running into a lot of processes I’m not sure how to go about, and would love to find a mentor in the Atlanta area that’s willing to kind of walk me through these deals. I have a few properties that I have my eye on and a few end buyers waiting, I’d love to joint venture with someone who knows the process!

There is no such thing as " getting a POF letter" You have the money or you dont. Also you are not ready to even put offers in. Please connect with someone doing deals, learn then apply what you learn, STOP reading books, I say this at least 50 XS a week. Hands on learning is the best. You will learn more in a a day then 6 months reading.

BTW how do you even know you have a deal? Do you know the numbers.

Hi Bob, thanks for your response. I agree, I am trying to find a mentor in my area who would be willing to walk me through this first deal for a cut. As far as knowing if I have a good deal, I looked at the comps for similar houses in the area and estimated how much a flipper would need to put into the property. Then, I did the math and made sure the deal works for what my buyer wants to make and for me to make an assignment fee.

Thanks for your response, I let the realtor know that I was a new wholesaler and she told me that she has experience working with wholesalers! I wondered if there may be some confusion. This is an on market property, I sent an offer on Zillow and a realtor reached out to me.
