Scott, that was a great article. I found the distinction between parent and mentor quite interesting. 

It's also clear but often forgotten that both parties need to create value for the other.

Looking to get advice and guidance from seasoned investors. Currently focused on multiresidentials, and com/res properties.

I've gotten my real estate license and am currently studying to become a broker. Within the past year I have done a few condo sales and many leases. I've been taking full advantage of the tools and resources available to agents and am growing more confident with every passing day. 

Nevertheless, I have a great deal more to learn. I would love connect and learn from the experience of all BP members from Canada or US.

Firstly i would like to begin by saying high to the community. 

I'm really excited about finding this website (Thank you Reddit) and eager to use all its resources to gain more insight in various investment opportunities in Toronto. 

I'm currently looking to get more info about how to vet and assess the value of comm/res properties. 

What are some common mistakes? 

Key clauses that should be included in an offer. 

The average cap rate I should expect?

My background:

I have been working as a real estate in Toronto for the past year, focusing on investment opportunities close to the downtown core (UofT, Ryerson, and  Financial district). In particular condos and multi residential properties. I'm looking to expand my core competencies.
