Good morning!

I am an NC Realtor but I just relocated to FL. I still have a license in NC and would like to continue to earn referral commission. 

Is anyone aware of an NC brokerage that allows brokers to hang license without a monthly fee? Looking for something that may charge a percentage of commission. 

Let me know if anyone has done this before or has advice!

Good evening!

I am currently a Sales rep that drives long hours during the day from customer to customer. After work, I work on building my real estate business. I do direct to seller marketing to either wholesale or acquire the property personally. 

Some days I have a five hour drive and I can only listen to so many podcast and books…I have tried to think of ways to maximize time in the car. I’ve thought about using a dialer to call owners but that might be a little sketchy. 

Does anyone have an idea for how I can maximize time to build my business?

Good evening!

I have a property in Charlotte, NC with a good chunk of equity that I would like to tap into. It was my primary residence that I was house hacking. I bought another property with a second home mortgage that I was using as a STR. I decided to move into this property back in June 2023. The Charlotte property is techinically no longer my primary.

Is it possible to tap into the Charlotte property's equity with a HELOC? Does anyone know of a bank that will do a HELOC on a second home?

@Kevin Sobilo Thank you for responding! Partition action is what I was thinking of! The property is under the heirs names as of 2021 so I could buy out 4/7 heirs. Would percentage of ownership matter in a partition sale? The owner I spoke mentioned she had 3.5%.

Good afternoon, I am in communication with a seller who is a part owner in a MFH. She is 1/7 owners and her other three sisters want to sell too. This would give me 4/7 owners that want to sell the property. I have heard that a lawyer can force the sale of a property with multiple hiers want to sell. 

How does this work? Anything I need to be mindful of? Any other idea for acquiring property?
