Thank you @Matthew Murphy for your comment! I am sure I have a different answer to your question, than my partner would have.  There are a couple of hurdles I find with respect to my responsibilities: 1) I do all of the design.  Sometimes the materials I pick out online, look completely different once they arrive.  So my father (partner) always shows me the materials upon arrival to make sure that is the look I was going for, especially if he does not like it.  If we have to return a certain material, this ends up falling in my dad's responsibilities, which obviously adds more things for him to do! Fortunately, this doesn't happen often, but it still is frustrating when it happens. 2) I am sure if you have walked in a couple of potential flips, you quickly realize the layout can be super funky.  As we do the walkthrough via FaceTime, sometimes it is very confusing for me to follow.  Our solution to this, is my dad will draw a rough sketch of the floor plan after viewing the house, so I can see the configuration.  And, 3) every house has that pitch-in moment.  In other words, as we are always under a time crunch, getting the final touches completed prior to the open house can take a village.  When those days happen while I am abroad, I feel pretty helpless.  So I try to do anything possible to help my Dad out...and I mean anything he asks me to do.  Most of the time, my dad is going on little to no sleep.  He also recruits my mother, brother, sister-in-law, sister-in-law's parents, and anyone else who is able to help!  So if it means, I call and order everyone pizza for delivery, I do it!  I will have to f/u with what my dad thinks are the biggest hurdles.  Great question and best wishes for 2017!

@Gunnar Sevart thank you! Between your comment and @Shawn Devoid, maybe I should take this idea a bit further and write a book on the topic.  Not sure if there would be a lot of interest, however, it might be worth exploring!  Thank you for the words of encouragement.  We are in the process of looking for more integration with technology to streamline our processes, and there are a lot of exciting things out there.  Thank you again for your comments!

@Ritch Bonisa thank you for your comments.  I think we are on the same line of thinking when it comes to integration in our new "flat world".  It is surprisingly a lot easier than one would first think.  I do think it sometimes takes being pushed outside of your comfort zone to identify solutions...along the lines of sink or swim philosophy.  When I was in project management, I worked on global projects.  In fact, all of my projects were outside of the US.  I didn't realize it then, but it really taught me a lot valuable lessons that I apply today.  Thank you again, and best of luck to you as well!

We are only a little over a month into the new year, and hopefully you have started working towards this year’s goals. If you have yet to start, don’t worry it’s not too late. Hopefully, this post will provide the motivation you need to get going, or help keep the momentum!

If you have listened to the BiggerPockets podcasts you know that everyone has their own unique story on how they entered real estate investing. It can be overwhelming to hear someone say they do 20+ deals a year, without realizing that everyone started with just one. That’s right, the one thing (and possibly only thing) that all of these stories have in common is that everyone started with just one deal.

A little over two years ago, my dad and I decided to jump into the real estate investing arena via flipping. On paper, we looked fully competent, and ready to handle the challenge. My dad had his own general contracting business for 40 plus years, and even worked on previous flips with other investors, and I came from a background in project management. In other words we were able to combine the “street smarts”, and the “book smarts” of investing via this partnership. But, we had one MAJOR hurdle to overcome...I live nine months of the year in Europe! Not only am I am not available physically to go through the house with my dad, but due to the time difference having meetings, decision making, and seeing houses is a bit challenging.

Obviously, this post in itself is evidence that we overcame this challenge. However, the solutions were not realized overnight. Like everyone you hear, or read about on BiggerPockets we had to find creative solutions. Today, I handle all of the items you can do virtually: finding houses, running the analysis, tracking budget, submit offers and sign-off on accepted offers, purchasing materials from online retailers, working with tax accountants, setting up and canceling utilities, ordering materials, designing the houses, maintaining our social media pages and website, and other administrative items that can be handled from afar. My dad does everything else: walks through houses, meets contractors, attends closing, manages the schedule and contractors daily, collects insurance and signed contracts from the contractors, pays the contractors, purchases store bought materials, and any other thing we need that he has to physically be there to do. Together we view the house via facetime, contact contractors, create and review the budget, and create and review the timeline.

How did we figure out who does what? Communication! Communication is the reason for both our success and our failures. We now communicate a minimum of once a day, but most of the time it is at least three times a day (whether it is via text, email or call). When I look back at the breakdown, it is obvious now why my dad does certain items and I do others; however, you don’t realize how many items can be tackled virtually until you are put in a position that forces you to explore that option. And while you may be saying to yourself, “Your dad could really handle a lot of the items that you are doing”, that is true, however it almost always comes at a cost. Ultimately, allowing my dad to prioritize and focus on the day-to-day job site has allowed our projects to run on time, even when challenges arise.

Our business is not running perfectly yet, but we notice it getting better and better with every house that we do. Most notably, we just completed a full rehab with a similar scope as our first project. Two years ago the project took almost 9 months, and our latest house took 9 weeks! We are constantly looking for ways to improve our business, and we get excited every time we identify a new cost/time savings method. Remember, everyday and every dollar counts in this business.


While your situation may not mirror ours, it is important to realize that everyone has a set of challenges they need to overcome. Solutions only come when you first identify the challenge. Start today, identify your challenges, and start looking for those solutions!

Great post, and thank you for the information on auction.com. I have noticed more and more properties are selling this way, so it's time to rev up the knowledge on how this whole process works.  I have a question regarding painting your cabinets.  Did you paint them yourselves, or hire someone? Also, did they hand paint them or spray them? We previously got bids for painting cabinets and found them to be as much if not more than just replacing the cabinets?  It might just be the bids we received, but I am interested in doing this on a future property, so I wanted to get your insight. Congrats again!

@Ugochukwu Opara Congratulations to you too!  And thank you for your insight.  I have actually been doing the strategies you mentioned already, but it's still getting difficult to locate these properties.  

With respect to financing, I know the standard is two years of tax returns to secure loans, but we were able to get a loan off of less than that, due to a personal relationship we established at a local bank.  Have you tried your local banks (not big name ones, but small banks)?  I would recommend starting there first.  They will provide better rates than private investors, and can help with both the purchase and the rehab.

@Jason Bott Wow!!!! Thank you so much! Ok, so here is what I have. 

1) I do have a contract between my LLC and the GC and Subs dictating the insurance that they need to cover. They are required to sign prior to starting. They are also required to provide a copy of their insurance prior to receiving their first payment.

2) This is what I believe I need to focus on now.

3) My contract includes this point as well. 

With respect to each property's additional coverage, is that the only option for additional coverage, or is there a general policy that would cover the business, without redoing the process for each property.  Or, am I not understanding you correctly?

Thank you @John Mathewson, @Jason Bott, and @Account Closed. I purchase houses under my LLC. Then I hire a GC/PM, who manages the projects and hires sub-contractors. The GC/PM oversees the entire project, as I am not able to be at the site in that capacity. Please let me know if there is any additional information needed to recommend the type of coverage I would need. Thank you again!
