@Jared Franklin we have had a mix of leads from bird dogs, Craigslist, MLS, wholesalers etc. I am sure you already have realized what we have, you can't rely on just one source in our area. It's very competitive and deals are getting harder and harder to find. Yes, living in Radnor now, but grew up in Royersford area. Let me know if you have any other questions!

Hi BP Community!

I need your help, and expertise! We are growing our business and going to be flipping more than one house at a time!!! While we are excited, I also want to utilize any efficiency tools that you may have already identified.  For example, receipt tracking for multiple houses I can see as being a bit difficult to manage. I am sure there are others, but that is the first one that comes to mind.  Thank you as always!

A little over a month ago, I posted how I live 9 months of the year in Europe, but flip in Pennsylvania. (Original post here: https://www.biggerpockets.com/forums/223/topics/409652-flipping-from-afar-motivation-to-get-started-and-keep-going). Since that post, I actually connected with someone who lives in the city I currently reside, Berlin, Germany, and we have already met to connect over lunch!

Who would have thought that without even mentioning where I was living, that I would be able to connect with someone in the same city! It’s quite remarkable, and it is all because of BP! It’s just a great little reminder that nothing is impossible, and by continuing to put yourself out there and share your business, opportunities will present themselves!

I need your help!!! I am interested in a barn that was converted a while ago into a residential property.  I want to bring back the original character (ie the barn character), and I am finding mixed reviews on the cost of such conversion.  Does anyone have any experience with this type of rehab?  Any insight would greatly be appreciated!

This is such an incredible story on so many levels. First, it's obvious that you are terrific parents! Not only are you providing supportive, educational parenting, but also you are creating an environment around you that (via the DRIP) that enables that fostering from others as well.  Second, while I am confident all of your children will be successful, it appears your 12 year old is quite the go-getter!  I love the fact that your 12yo attended closing over school.  It was an excellent learning opportunity, and whatever he/she was going to learn today would never be as memorable as attending closing.  My daughter is 2 yo right now, and I have another one on the way.  I am definitely going to be copying your parenting on this situation!

A few general comments/clarifications to everyone who is currently posting.  First, I originally posted this as I randomly stumbled it, and thought it was similar to how people put decorative covers on switches, etc.  I am sorry I didn't specify originally, but OF COURSE we always confirm an outlet is securely installed.  Second, I have appreciated the constructive and educational comments from people like @Jeff B., @David Dachtera, @Scott F., @Ronan M., @Brian Pulaski, @Dale Riola, @John Whittle, and @Vern M.  However, some of the other comments are taking a different tone.  What I appreciate the most about BiggerPockets is that it is a supportive and constructive environment without being combative.  Let us keep it this way!  I think if you are on BP, you are educated enough to express your opinion constructively, without insulting others.  And lastly, while I am still new to flipping, the buyer's agent, inspector AND township permit issuer/approver (for every single house we have sold) have told us that it is the best renovation project they have seen.  I am not saying this to brag, I am saying this to further illustrate my intent is not to do a "half a** job" as several comments are insinuating, but rather find more efficient ways to do business.  As I am sure we can all agree, as the housing market continues to strengthen, the flipping side is going to be impacted (and in my area it already is).  Finding efficiencies allows for us to stay in business, and continue to better homes and our community.

@David Dachtera completely agree...even when we don't switch plates, we always check the outlets to make sure there are safe connections.

@Jim Shepard hahahaha! I seriously got nerdy excited about switching outlet plates on our current flip.  I probably should have bought stock in HD before I posted this, eh?!?!

@Jamie Engledow TBH my first thought was now we don't have to pay our electrician a ridiculous (and I mean ridiculous) amount for what was a tedious switchover! I am glad to see we weren't the only ones that will save from this tip!
