Thank you @Mike Moe!

Any recs on someone to build a wooden fence in Tucson area?

Thanks!

I manage a college rental for a family member.  From my understanding, the family member believes that to best protect himself, the parental guarantor should be listed as the tenant on the lease and the college student tenant should be listed as the guarantor.  I believe the opposite is true for max protection, since the college student is the one who will live in the house and the parent is out of state.

Please tell me what you think!

Good morning!

Where have you found the best value for cabinets in Phx/Tucson area? Looking for white shaker, soft-close.

Thanks!

Ashley

Thanks @Account Closed.  That helps.  Sounds like a plumbing permit takes about a week to begin work and inspections pretty quickly after.

Tylor, we did call down there and talked to two people (one in the office and a plan reviewer).  Still have lots of questions so will call back again.  The plan reviewer said his backlog is two months, but some permits have priority over others to get processed quicker.  We're hoping it's much faster than that.

Thank you both again!

Ashley

Good Afternoon,

If you have experience with applying for/obtaining permits in Tucson, I would love to pick your brain!  We have a tight timeline to rehab a house that needs a permit that potentially includes electrical, HVAC, roof, plumbing, and adding a room/bathroom.

I have questions regarding:

  • Time to obtain a permit/start work
  • What work can be done prior to a permit being approved
  • The process for applying for the permit
  • Finding a person who is familiar with drawing plans for the permit that are up to code.
  • Bonus points if you have experience applying for a permit during Covid.

Finally, do you have the name of anyone particularly helpful at the permitting department who I can call directly?

Would love to chat with anyone familiar with this and really appreciate your help.

    Thanks,

    Ashley

In your experience, how long after rent collection do property managers take to give rent proceeds to the owner of the property?

    Thanks!

    Ashley

@Kevin Owens, its a four-plex, cash-out refi.  Hoping to partner with a portfolio lender.

Wow, @Patrick Allen, thank you for such a valuable resource.  I have been looking for a tool like this.  Thank you also for the information about the banks and the relationships.  This gives me an excellent place to start.  Really appreciate it!
