 Hi Devin! 

Welcome to the world of real estate and investing. There are so many things that you can do to get started so just remember to take your time and enjoy the ride. I suggest surrounding yourself with like-minded people to get your creativity flowing. There are lotta different avenues that you can go down as an investor.

House hacking, short term rentals, mid term rentals, fix and flip, buy and hold, etc. It would really help to understand what your goals are and why you want to be a real estate investor. Can you tell me what you got into investing for? If you want to message me privately, you can do that too. More than happy to help guide you! :D

SSeller financing would be one option. Also, when listing a property with new adequate comps, your real estate agent must be very creative in the listing. "First single-family home with an ADU within 30 miles!". Needs to have a tagline like that to grab attention. Also marketing to investors is a strong concept. Obviously, you're an investor so maybe selling it off market is your way to go.

Nice to meet you. I've found out very quickly that this community is very active and welcoming. Glad I decided to be apart of this as soon as I did. And yes, meets ups will be the next step for me. My plan is going to be buy and hold, looking for mainly cash flow now so I can transition into real estate full time. Will consider short term / mid term if the opportunity presents itself of course. Would love to keep in touch. I see you're from LA as well. 

Would like to know if there are any meet ups you would recommend that you've been to? I figure theres so many to choose from.

There are too many to list. I will keep an eye on the events page on bigger pockets and also create a meet up account if you haven't already on meet up.com. You'll start to see some of the same people going to a bunch of events. Just dip your toes in any close to you and see how you like them! People that you meet there will also refer the ones that they love to you.

 Hi Alex,

Both of your ideas are great options! As far as buying a deal, it depends on the area and how much you'll be putting down. I would suggest finding an agent and asking them to send you listings so you could start to get an idea of how much the properties are going for and also looking up the rents in that area. (it's super easy for us to do). Another way to keep your cost down, is to do a DSCR loan which is basically a loan based on the income of the property alone. I'm happy to talk more about options but these are just some ideas for now.

Really good questions! Typically adding a second floor to existing home is extremely expensive and difficult structurally. Adding an ADU would be much easier (assuming you have enough square footage). It is a very popular and typically rents very fast. It all depends on what your goal is. If you were going to occupy the front unit and build a back unit, you just need to be clear on how much time you want it to take. Know that before talking to a contractor. There's also a special loan program called homestyle loans. This is where the bank will give you money based on the expected value of the ADUs. I'm happy to talk more about it if you're curious.  Hi Rashad! 

It can happen, but you have to get creative with your strategy. I'd say finding a partner who has liquid for the down payment and closing costs is the easiest way to go. You can also look into getting a personal line of credit to use to purchase a home. But beware of the interest rates some banks charge. I would say consider it purchasing a house hack. For instance buy a duplex but you can live in one side and the other side will be rented out. That way somebody else is making at least half of your mortgage payment for you. There's lots of options! Just gotta get creative :-) I hope this helps .
