CO Tenant Screening Laws have changed a lot over the last couple years. Embarrassingly, I listed our property with the usual $50 pet fee (which can only be $35 now) and asking for income 3x rent (which is now 2x). I'm doing my best to catch up, but I am overall embarrassed.

I have my inquiry reply for interested tenants. Is my criteria legal? 

We are closing on a 2/1 condo tomorrow with a small fenced backyard and a metal storage shed. I am leaning toward removal because the floor is run down, the risk of increased pests or feral cats, and there is already a storage closet off the patio. My husband is leaning toward keeping it since it is a project we would have to deal with. 

Any advice?
