Just buy an 'uglier' house in a good school district. Actually even in the bad school district, we had so much appreciation but it's just more in a good school district. Buy in December, lower competition. There's software that can tell even which blocks has the highest appreciation per zip code. this is for rehab or buy-and-hold long term.
The inside factor that really makes higher appreciation is good school districts as parents wouldn't need to pay private schools for their kids. 


@Carlos Ptriawan Curious which software you like to use for the analysis you referenced in this reply here “There's software that can tell even which blocks has the highest appreciation per zip code. this is for rehab or buy-and-hold long term.”

Hi BP!

A friend in retirement in their 70s is considering selling their house in Houston, TX to upgrade to a home perhaps 80% higher price point than their current property.  Their funding would be: A regularly received financial gift from a nonprofit at which they volunteer + cash from the sale of current home + savings. What would you recommend are their best financing options?
