Thanks for the input. Vacasa or similar entities like Evolve are good in short term property management. I was looking for some help with short term real estate agent & identifying some high potential STR markets.

Yes, that's what I am trying to narrow down - A vacation market :)

Vacation home that has a good positive cash flow after all the expenses. I've few long term rentals in TX but due to yearly property taxes increase, repairs & Property management fees - its tough to stay on
positive side :(

1. Healdsburg CA
2. Big Bear Lake CA
3. Cherry Log Georgia
4. Florida (Apollo Beach, Satellite Beach)

Open for suggestions.

I'm looking for a STR real estate agent who knows STR zoning, local STR regulations, and best the investment Markets.

How do I find Multi-family unit properties? Loopnet has old properties.
And financing of multi-family homes falls under commercial loan or I can get regular 30 years conventional mortgage (investment terms)?

I totally agree with you @Mike D'Arrigo. In Texas, property taxes are killer and on top of it - they appraise  your property every year 5-10%, I increase rent by $50 and the property tax goes up by $75 :(

When does the 1031 exchange clock starts (45 days..)? And can you buy like kind property/properties  that is like 3 times the current property?

I'm also inclining towards selling the unit.

If things go as expected, I might end up with $200K, after paying remaining balance to the bank.

I'm exploring/searching property or properties with the price tag of  ~$600K any state (putting down 25%) where I can get a cash flow of around ~$1000/month after paying all the expenses including property management.

Is this doable? OR just rent it out increasing rent & getting maybe a cash flow of around ~$400/month.

Please help me with ideas - I'm doing lot of calculations in mind & get confused :(

Tenants moved out, have spent a good amount ($7-10K) to renovate the unit. At present, I've almost $200K equity on this unit - Should I sell it using 1031 exchange & use that money to buy bigger unit or units OR just rent it out again with some $200-300 cash flow?
