I am screening prospective tenants for a rental home I own in Cincinnati. I am wondering if I am allowed to ask for details regarding things that come up. For example the applicant has collections, but no active open accounts in their credit history. They also have two misdemeanor speeding tickets. Am I allowed to ask them to elaborate or for more details?

I'm a fan of the cash flow in neighborhoods on the west side, but further out. Cheviot, Bridgetown, Delhi. They are all appreciating in value at the same rate as the east side but people just don't realize it. New development is coming up in those areas every month it feels like.

Hi there, does anyone know if there is a maximum number of units that one is able to self manage in Ohio without a brokers license? For example if we bought a multifamily with 10 units in Cincinnati, would I be allowed to self manage that?

Hello, 

We have double paned windows on a rental property that we are rehabbing, and the locks on the inner windows do not work. The locks on the outer window panes are fine however. As landlords, are we obligated to repair the locks on the inside? Also, if anyone has experience with how to repair or fix these locks we are willing to do it but stuck as to how. Our contractor can not figure it out either.

I second Stessa! My CPA recommended it for tax season as well, it generates the reports they need.

I use and recommend Stessa. Our CPA who is also a real estate investor uses it and recommend it to me. It makes tax season a breeze for him. I would check in and see what your own CPA would prefer. If you don't already, I recommend getting an investor friendly CPA who has first hand experience.

I would recommend Columbus for appreciation quickly, but Cincinnati for buy and hold more long term. There are a lot of solid B class neighborhoods here where rental properties meet and exceed the 1%. I see the city improving in its culture and dining every day it seems like!
