@Mike V. yeah, I have looked at personal vacation rentals that I could AirBnB/VRBO when I wasn’t there and I ran into similar issues. Long-term rentals are definitely where I’ll be staying. 

@Jon Crosby as a consumer- I LOVE STR homes rather than staying into a hotel. Maybe the hotel industry is backing counties in these laws. The STR investment and industry was looking like it was going to take over the vacation lodging market- but now that's coming to an end. I had wanted to get into STR for my personal use as well as an investment, but I'm glad I never did!

@John Underwood yes I do see the concern from a neighbor's standpoint. I have small kids as well and if I were in a suburban area, it could be disconcerting. Maybe rather than shut down STR completely, they should enforce strict rules about noise, etc. or even sequester the STR to a certain zoning. I don't think the answer is to get rid of them completely because- like I said above, I am a consumer of the STR products! I love staying in a home with my kids rather than getting a hotel. It'll be very interesting to watch what's happens to this industry in the next couple years

First, South Lake Tahoe was all over the news in Northern California for its campaign to shut down short term rentals and now, I just read San Diego just voted to limit short-term rentals to primary residences only! Wow! I think a trend (at least in California) is starting! What are your thoughts?

I’m looking at funding and all-cash deal with private money or hard money. For those who have done hard-money and private-money, how does it work with your credit score and credit report?

My husband and his CFO are going to Daphne, AL this Thursday and coming back Saturday. Closest cities are Mobile, Alabama and Pensacola, Florida. Short business trip but while they’re there, they wanted to look at the area for potential long distance real estate investing.  We focus on buy and hold/ rentals. B/C areas with that magic 1% rule is what we’re looking for! What areas should they check out?

@Sherwin Gonzales That community is structured more like a MHP. I'm not looking to do the mobile home route. They will be more like detached condos (on a foundation).

@Josh Cuthbertson Yes that is the price of just the hard cost of the vertical build. I have been speaking with the county and a local developer (they are my consultant on this project) regarding the soft costs of the land development/preparing the site.  Did you build it on site or was there a modular manufacturer that you used?

@Joe Bertolino How awesome! I’d love to talk to you over coffee one day! Working in the same area! I looked at Hallmark but they didn’t have any houses with the style I am interested in. Maybe I can design something with an architect like you said to get what I want. Do they have a warehouse nearby?

@Account Closed I have called a couple dealers. I’d rather go direct go the manufacturer and cut out the middle man- but US Modular talked a good game (sounded sales pitchy, so I’m not sure about them yet) and I also found another company out of Idaho with a local representative that I’m waiting to hear numbers from. Anyone in particular you recommend calling? I’m wanting a modern style, not standard modular/standard home looking.

I am in the planning process of building a small home community (650-950sqft) in the Sacramento area. The zoning will be RD-20 (20 units per acre). The goal is to have an attractive option for single family detached workforce housing- a middle ground between apartment living and single family homes. My goal is to make it a community that fosters connections between residents. I have had meetings with both Sacramento and Placer counties and have talked within the community/some investors and I have a LOT of support. 

In order to make this work financially, I need the homes to be built (vertical construction) for a maximum average of $80,000 per unit (between $100-110 psqft). In California, getting anything built that cheap is near-impossible. I'm looking at prefabricated/modular homes and it seems that I can achieve this going that route. Has anyone been successful with decreasing cost of building using economies of scale in prefab homes? I'd love to hear input/suggestions! If you have used a certain company for prefab that you love, I'd also like to hear about it!

wow so awesome! Congratulations! To the people who think money comes without work and perserverance- this shows that money doesn’t grow on trees. You have to find the location, dig the hole, and plant the trees. The fruit comes after the work has been put in!
