Personally, I would really just ask the same questions that you would ask if you were seeking to purchase from a private owner. Ask if she is interested in selling the house, does she live there, what she knows needs to be done to the home, etc. I would not automatically assume she wants to sell because of filing BK, but I also wouldn't assume she doesn't want to, either. Who knows, a lot can change in two years. It's been two years since she's filed, maybe she's in a much better place now, and does not need the help. On the other side of that, maybe selling the house to you would help her if her situation has not improved. If you get to know her a bit, you may even be able to ask why she had to file BK. That may help you determine what to offer and what you can do to come to a mutually beneficial agreement.

I would like to sell the property, which is what I wanted to talk to the attorney about...

you guys are awesome! Thank you so much... I have a lot of other issues with them that I need to take up with an attorney about my rights too... Thanks guys 

So I had one of my tenants pass away at my rental property. There are still many family members living there, and they seem to be able to afford the property as is, but I was wondering if anyone knows where I might find information about my rights as a landlord in this case. I briefly browsed the internet, but there is so much conflicting information...where is the best source (government agencies included) to look for the information?

Am I allowed to require them to requalify for the property?
Am I allowed to sell it?

Does anyone know a good real estate attorney in the Denver area?

Hello friends!

How do I go about finding a credible, reliable, informative real estate group in my area? Where do I seek out groups like this, what do I look for, and is there anything I should steer clear of? 

Sounds like a walk to me Michael...the numbers aren't really where they need to be.

You could always tell him 57k is the highest you will go, and then when he refuses, tell him you're walking on it.

Who knows...maybe in a couple weeks he may reconsider if he doesn't have any other options...
