Post: Firing a Subcontractor, how do I keep proper documentation?

Hello BP! I just purchased my first live in flip and hired a guy how does floor...and so i thought. I paid 50% and he started the work. During the process i noticed areas that weren't done correctly so i pointed them out and took pictures and sent them to him to fix. He ' finished ' the job and i re-inspected and still the areas of unfinished/ incorrect work weren't fixed. At this point fired him and decided to take it out and start over on the DIY path to save the already wasted $$$ and time. How can I properly document this in case he tries to come back for the remaining 50%? Are photos enough? Do i need to email the pictures with an explanation of the firing to him as well? We haven't been in contact for a week know but I just want to make sure I have proof and documentation done correctly. Thank you for your advice

@Brian Adams and the BP Family, Hi- i just invested in my first syndication deal, in this deal you get a CoC return quarterly and upside at sale

I wanted to know if a 1031 exchange can be used when the property is sold to either do another syndication or purchase a property of my own? Thank you

Hello BP, is anyone finding renovation/ mortgage loans ( 203k, home style etc.). I called a few banks and keep getting ' this product is not available due to the hassle or pandemic etc. Are these loans still available? What other methods are people using to renovate besides cash? Thanks everyone

Hello BP, I'm a rookie looking to purchase a duplex or triplex in WPB. Any suggestions on areas to look into (family and young professional friendly, not crazy expensive, C-B+ neighborhood) ? I recently read an article about the revitalization of the downtown area; other than downtown where should I look?  Thanks BP
