I guess I just want to be completely legal about it all. But also don't want to go through the hassle if I absolutely don't have to. I want to avoid any legal problems.

I am considering getting licensed to just get more knowledge and be on the safe side while wholesaling.  Do you know if you just need a real estate license or do you need a broker license or both to be protected in wholesaling?

Just to be on the safe side, I am considering getting licensed in order to wholesale and not have to worry about any licensing/broker laws. Would i need to get just a real estate license or just a broker license, or both?

I'm willing to do whatever it takes but I also want to be best prepared to do it. I want to get connected with someone who has experience wholesaling but I'm not sure how to find someone who is willing to help teach me.

5. Make an offer considering the above and considering a profit for the final investor buyer.

Easy huh?  Well not really. Wholesaling done well takes investment, a lot of effort and some experience in seeing what needs to be repaired. Rewards can be good but if you get the numbers wrong, you won’t find buyers.

I'd like to start out staying a little closer to home. Flint is closer to me than Detroit. Lansing is closer as well.

I think the only thing holding me back so far is the legal end of it all. How can I be completely protected while wholesaling? Id like to avoid being sued, and if a buyer backs out I do not want to be responsible for the amount in the contract as I have no means to do so.

@Ashley Chapman we have several wholesalers in the MREIA network group, I can tell you that while a bigger city may seem ideal for wholesaling that is not necessarily the case. I have a friend that does flips in a small town in Shiawassee County. You can wholesale anywhere in any market conditions as long as you have investors that are interested in your deal.
