We are under contract with an REO and the bank won't allow us to turn the water on for the inspection timeframe. They said we can do a pressure test but our inspector can't do it because it's against code for him to do it. Is this a red flag in regards to the plumbing systems or is this standard?! Please help. Hey everyone, As a newbie, I have a question. So I identified a property and worked out the numbers. Do I put it under contract and then try to get the funding? I'm stalling here because I keep coming across private lenders that want me to submit my app with the deal BUT I was taught through numerous sources that I should have funding lined up prior to going for the deals. Slightly confused and hoping for some tentured advice on these first couple steps on my first investment. I'm so ready to make the next steps happen and happen smoothly! Cheers! Thanks so much for this feedback. I'll check out both Podio and Basecamp. Yea, Boomtown has been a great CRM as a Broker with seriously detailed task organization, drip campaigns, organizing clients per motivation/category and it syncs with all the MLS's ...but, I also need squeeze pages and to add my own listings, (off market stuff). Wishing for an all-in-one. I'll check out those two though and see if I get closer to my goal. I really want my decision to be a lasting one.

Hey everyone, I'm super new to the REI world, I'm a licensed RE Broker though and am now trying to make the transition. I've used Boomtown for my RE business but now need to decide if implementing my Investment business into the system will match up with what I need for success. Has anyone used Boomtown for their investment business? Did you feel it was missing specific features that investment CRM's provide? Finally, what's your favorite investment CRM and why? Thank you everyone so much for the feedback! This is my first post but have been reading in here for about a week and love the resource! Wonderful community :) Ashley C in Olympia, WA
