I would say no because 1) she doesn't report her income (not a good sign) and 2) if you feel a larger deposit or extra prepaid rent above what you would normally require, it would seem that you are already expecting her to be a liability - which usually, they will be.

Hey Jimmy,

One suggestion to consider is if(when) you do the house hack scenario, portray yourself as a property manager instead of the owner. It will prevent any tension between tenants/roommates because you can displace the authority of ownership to someone they don't know and they'll just view you as the middle man.

Brandon talks about this strategy in some of his blogs to prevent unnecessary confrontation.

Most places of quality that I've seen charge both. And it's never a deposit, but a pet fee. You will most likely need this for odorizing the floors at bare minimum.

One thing to keep in mind, is that a puppy will definitely tear up the floors and possible walls. Puppies don't have any training and even with an extremely attentive owner, something WILL get destroyed. (I've been there myself :D)

I don't know if you're still looking to get connected, but there are two investor's groups that I know of so far. I've been to a PIG meeting (first one is free, then you have to become a paying member to attend). Personally, I think that group is too advanced for me. A lot seemed to be industry professionals more so than investors.

Another group is done through IRBY. I have not attended one of their sessions yet but their round ups are free. I'm hoping it'll be a little more laid back of an atmosphere. They have one scheduled in March. You can PM me if you're interested and I can get the details to you.

From my experience with pets, it seems that dogs mature at different rates depending on breeds. The bigger breeds stay in their "puppy" stages much longer than a smaller breed dog. 

There are a lot of good training certifications for dogs out there now that could potentially help in easing concerns about a dog's destruction level. An option could be to require that the dog be certified by a reputable program if below your threshold age (if you were wanting to expand leniency in any way on the policy).

@Gordon French I never heard of the GRM before. Definitely adding that to my list of analysis considerations.

I know several apartments in my area won't allow dogs under 1 year. Seems to be a reasonable rule considering the destruction puppies can do and usually the dog owner can only prevent so much when they are that young and wild.

That is terrible! It sounds as if she left it behind on purpose and wouldn't have retrieved it or came searching if you didn't contact her. :(
